In order to secure a Reservation potential buyers will present a REFUNDABLE $50,000 Deposit to Reserve a unit. WCI is limiting the initial phase of reserved units to "One Per Person" with the option to choose up to 5 additional units, which may or may not be reserved for the buyer. WCI prefers to sell to end users if possible, and is seeming to limit the number of investors in the project, according to the developers representative.

When the plans for the project have been finalized, and the developer is ready to present the Reservation Holders with the Condominium Documents, the Reservations will convert to Contracts. Reservation Holders may choose not to convert to Contract and receive a full refund of their deposit back any time prior to converting to Contract.

The balance of a 10% Deposit will be due at Contract (taking into consideration the $50,000 initial Reservation Deposit), and a second 10% Deposit will be due at Groundbreaking which is scheduled for the 4th Quarter of this year '05. This is a total of 20% Deposit on the Contract until the time of Completion which is expected in the 4th Quarter of 2007.

There will be no Assignments of Contract allowed in this project, and there is no Developers Fee!

OceanSide at Pompano Beach will be a remarkable 3 phase project in the heart of the Pompano Beach Oceanside Area. This project is still undergoing the City of Pompano Beach approval process. These are only preliminary details.

Comprised of 7.7 acres at Atlantic Boulevard and A1A in Pompano Beach this mixed-use project will be replacing the former Oceanside Shopping Center and the beachfront Holiday Inn which will be demolished.

The first phase of the project is planned for the former Oceanside Shopping Center Site on the west side of A1A, and on the north side of Atlantic Boulevard. This site will host a 17 Story mixed-use structure featuring 188 Condominiums ranging in size from 1,500 square feet to over 2,700 square feet, 2 and 3 bedroom residences (most with 2.5 baths), and ranging in price from the mid to upper $700,000's to approximately $2 Million.

Residents and guests of Phase I of OceanSide at Pompano Beach will enjoy 4 floors of amenities including; Restaurants and Retail on the ground level, Covered, Garage Parking, 2 Tennis Courts, a Golf Simulator, a Tropical Swimming Pool with Cabanas and a beautiful outdoor Pavilion, a Social Gathering Room, a Wine Room, a Humidor Room, a fabulous Fitness Center, Library, Theater, Game Room with Billiards, a Card Room, and absolutely fantastic Children's Playrooms.

Further details for OceanSide at Pompano Beach have not yet been released but are certainly forthcoming. Ground breaking on Phase I is slated for late 4th quarter '05, and completion planned for late 4th quarter '07.

The second phase of OceanSide at Pompano Beach will be a Hotel-Condominium, as their popularity begins to "catch on". This building will be fewer than 27 Stories, and will offer between 320 and 340 Hotel-Condo Units, and 77 Residential Condominiums. This phase will include a 10,000 square foot Spa, Restaurants, and a Parking Garage, among many other high end appointments and features. (Details coming soon! ... this second phase of the Oceanside at Pompano Beach is slated to release approximately 2 months after the release of Phase I). Residents and guests will have full access to all Hotel Services. The third phase is said to be Condo-Hotel units as well. The Developer is negotiating the services of a "Five Star-Type" Hotel Management Company. At this time, Pompano Beach does not restrict the number of days an owner may personally use the Condo-Hotel units, unlike Fort Lauderdale and Miami which do have restrictions in place.

As OceanSide at Pompano Beach is the most significant redevelopment project in the Pompano Beach Area for over 30 years, it is expected that this endeavor will initiate additional redevelopment interest in the area.

The developer is making a great effort to work with local Pompano Beach Vendors in order to construct the buildings. He has purchased paver's, concrete block and awnings from Pompano Beach Vendors. OceanSide at Pompano Beach has also been very generous with their site, allowing a large portion for public use, providing retail, restaurants, parking, and a beautiful Public Plaza with a relaxing Water Feature in Phase I.

OceanSide at Pompano Beach promises to be one of the most popular new additions to Pompano Beach in 30 years.
