 As of January 2006 this was the story....as of today ~  March 2011 it's all on the "back burner" for now...

Icon Las Olas ~ Surely a fitting name for a building of this stature located adjacent to one of Fort Lauderdale's most historic sites ~ The Stranahan House.  The former residence of Fort Lauderdale pioneers Frank and Ivy Stranahan, this charming historic home also served as Fort Lauderdale's first trading post, post office and town hall.  The Stranahan House is now one of our treasured museums.  Ironically, a plaque by the front door reads "Where the old meets the new". 

Icon Las Olas is the perfect partner for such a concept and synergy.  Finally approved by the City Commission in early December 2005, Icon will be an ultra-modern compliment to it's modest neighbor celebrating over a century of character and community involvent. 

Icon Las Olas will be located on a graceful bend on the north bank of the New River with fabulous Las Olas Boulevard on the north side of the property.  The developer has committed up to $2 million to create a beautiful public plaza   and to add a continuation of the brick-pavered Riverwalk path along the New River. 

Icon Las Olas will be the tallest building in Fort Lauderale at 455 feet ~ 42 Stories, exceeding the height of recently completed Las Olas RiverHouse measuring in at 452 feet ~ 42 Stories.  The tallest building in Broward County will be the Beach Club Tower on Hallandale Beach which is slated to be 505 feet ~ 52 Stories when complete. 

There will be 272 magnificent residences in this elegant Icon Las Olas building atop a 6 level parking garage.  Only preliminary details have been released so far.  The ground floor will bustle with 15,000 sq.ft. of upscale retail space as only Las Olas Boulevard can offer.  There are 2 restaurants planned for the building, one will overlook the peaceful New River and the other is planned for the Plaza level.  Many amenities will be located on the 8th floor including a magnificent oval shaped pool, a peaceful bamboo garden, what is sure to be a state-of-the-art fitness center, and an elegant Club Room.  As we move closer to the "official release" of this exciting and long awaited project, we will have many more details.  I have the floorplans and will be happy to e mail them to you so you can begin to familiarize yourself with them prior to the "initial/official release".  We do expect Icon Las Olas to sell out quickly.  I will look forward to hearing from you!

A lawsuit has been filed in Broward Circuit Court by Stranahan House Inc., and the Friends of the Park at Stranahan House to once again, attempt to present the issue that the Hyde Park Market Site should be considered a historical asset.  

Another lawsuit was recently settled between the City of Fort Lauderdale and the Developer.  In that settlement it was decided that the developer would be allowed to build a 42 story high rise condominium on the Hyde Park Market site. 

In response to that settlement, Stranahan House Inc. and Friends of the Park at Stranahan House have proposed an application for Historic Status which has been previously ruled against by the City.  Harry Stewart; City Attorney stated that the courts have already determined the Hyde Park Market site is not a historical asset; thus, the application for historic status will not be heard, thus the new lawsuit was filed.

 Many of us "locals" have been following this story ever since The Hyde Market closed it's doors some years ago.  Next door to our Historic Circa 1902 Stranahan House; the oldest structure in Broward County, where pioneers Ivy Cromartie and Frank Stranahan made their home, and one of our first "Trading Posts", Post Office, and one of the most popular stops along the New River, back in the early 1900's.  Now a Museum, their slogan is displayed on a plaque by the front door; "Where The Old Meets The New".

Well, that being said, after an often bitter controversy concerning this Hyde Park Market site, lasting over 5 years; and the subject of many meetings, votes, debates, and much litigation, the Developer and the City of Fort Lauderdale seem to have reached "common ground". 

Plans were submitted in early April '05 that propose a beautiful 42 Story, 272 unit, sleek, glass, concrete and steel structure.  Included in the Tower will be 15,500 square feet of retail and restaurant space along Las Olas Boulevard.  Offering 6 floors of Parking, a Rooftop Swimming Pool, and many other modern conveniences. 

The plans must pass through City Hall and if permits are not granted for the 42 Story structure a Court Approved Settlement allows the Developer to call upon a former plan to create a 38 Story Tower which is actually said to be "more intrusive" to the historic Stranahan House next door. 

To create harmony where "The Old Meets The New", the developers are proposing the option of an 8 Story Historic Mural, Photographic Image, or Mosaic on the Garage Wall adjacent to The Stranahan House.  A Public Promenade will be directly in front of the historic home. 

As details come available, I will post them.  This is an awesome opportunity to own in one of the last new high rises with direct frontage on beautiful and vibrant Las Olas Boulevard.
 
 Sun Sentinel 4/23/05

A recent article in the Sun Sentinel stated that The Florida Trust for Historic Preservation joined the call this week to have the downtown Hyde Park Market Site designated as a historic landmark.  The trust included the 500 East Las Olas Site as one of the state's "10 Most Endangered Sites".  

City Attorney Harry Stewart recently turned down the quest of the Stranahan Supporters to have a Public Hearing on the designation.  Apparently the Stranahan Representatives had sent out a "Hearing Notice" to the Developers and others that looked "very official", as if it came from the City, but it did not.   According to another recent newspaper article, the City Attorney's Office said that the Stranahan House Officials had attempted to hamper the project with counterfeit documents.  

Kathleen Slesnick Kauffman, executive director for the Tallahassee-based trust, stated that the Hyde Park Market Site had been nominated to be placed on the Endangered Sites list in the past.
