Bermuda Riviera
               By Beth Daly, Realtor®

This tiny community across the street from Galt Ocean Mile and one of our beautiful beaches is made up of 6 small "finger island" streets.  At the north end of the neighborhood, there are 2 island-type streets with only 1 entrance and exit by their own tiny bridge, NE 41 Street, and Fort Royale Isle.  With only 257 homes, most of them on deep water, this is one of the more sought after neighborhoods in NE Fort Lauderdale for it's small town feel and the easy access to the Intracoastal Waterway and Port Everglades, or Hillsboro Inlet to the north. The location is east of the Intracoastal waterway, and west of A1A, between Commercial Boulevard and Oakland Park Boulevard.  There is only one entryway to Bermuda Riviera and that is by the guardhouse on NE 40 Street and A1A.

Bermuda Riviera is part of the award winning Bayview School District, and is only steps to the beach, grocery, and restaurants.  Only minutes by car to Las Olas, Downtown, or fabulous Lauderdale by the Sea.

Most of the homes in this quiet community were build in the 1960's and 1970's, with many new homes currently under construction and just completed.  The price of the homes currently (2/05) range from $899,000 for a 1974 built 3 Bedroom 2 Bath, 2 Car Garage home on a Dry Lot ready to be renovated or torn down and rebuilt as new to $5,999,000 for a Brand New 6 Bedroom, 6.5 Bath, 2 Car Garage waterfront home with 160' of deepwater and a 120' dock.

The average lot size is between 8,000 and 10,000 sq. ft. The average sales price is in the $900,000 range for a waterfront home in Bermuda Riviera, although the new homes are averaging a price point of at least $1,289,000 with the average for a new, waterfront home at approximately $2,000,000.
