Only steps to downtown Fort Lauderdale, Las Olas Boulevard, and the historic Riverfront area, there is a landmark revival of a once bedraggled, unkempt, and forgotten neighborhood, historic Flagler Heights is undergoing a major overhaul to become one of the most innovative and trend setting areas of Broward County.  Newly named Flagler Village this project that encompasses 151 acres of what is the eastern portion of the City of Fort Lauderdale's Community Redevelopment Area, was merely a dream to the developers who began to purchase and assemble properties in the downtrodden neighborhood a few years ago.  At that time, the properties were acquired for a very fair value, thus allowing the developers to convey the new neighborhood projects to the first residents of Flagler Village at a reasonable price.

The boundaries of the Village are Broward Boulevard on the south end, north to Sunrise Boulevard on the north end, and from US 1 (Federal Highway) west to the East Coast Railway Corridor.  The western most section (about 4 blocks) of the neighborhood will be called "FAT Village".  This stands for
Flagler Art & Technology Village.  The borders will be NW 6th Street on the north side, to NW 4th Street on the south side, and from North Andrews Avenue on the east side, to the railroad tracks on the west side.

Flagler Village is planned to be Pedestrian Friendly with shaded sidewalks, furniture along the way, and a light rail system for which the Downtown Development Authority just received funding.  The proposed rail loop may include Andrews Avenue, 2nd Street, 3 Avenue, and Las Olas Boulevard. 

One of the most prominent developers, Alan Hooper is a local and respectful of our history, incorporating brick facades from the 1920's and those along the Florida East Coast Railroad tracks, into the new buildings and landscape.  Incorporating the old with the new - preserving a bit of history. Alan Hooper and his architect for many of the new loft projects in the village, Mike Krupnick "are not looking at the buildings individually, but at the Flagler Village as a whole composition"  new streets, sidewalks, lighting, and a whole new ambiance are planned as this "Live/Work/Play Community" begins to emerge. 

There is a great vibe, a great spirit to this emerging village and the merchants and neighbors who have begun to move in.  The energy in the redevelopment and planning of this pedestrian friendly, integrated "Live/Work/Play Neighborhood" is absolutely infectious!

Many of the projects in Flagler Village are Loft Projects.  Below is a partial listing of the projects currently being constructed, and others that are planned, but have not yet been released to the public for pre-construction purchase. 

The prices in Flagler Village are generally
from the mid $200,000's to the $900,000 range.  


In November 2003, the city increased the supply of residential units that could be built in the downtown area by 3.000.  At that time, 2,197 were allocated for the area north of Broward Boulevard.  A review of currently approved projects, and those still enduring the approval process will consume all of the 2,197 units and then some.

Brickell Point Lofts~ is planned for 501-545 N. Flagler Heights Park
This park will be created thanks to "The Open Space Grant Program" and is part of the Land Preservation Bond Program approved by Referendum in November2000. The voters approved a $400 million Bond issue to preserve environmentally sensitive lands, create new parks and improve the existing Broward County park system. The grant applications are reviewed by the Land Preservation Advisory Board (LPAB), a citizens' committee, which recommends to the County Commission projects to be funded under this Bond category.
